1. Who we are
The website is operated by BensonFlow Real Estate L.L.C., Dubai, United Arab Emirates, under its registered brand Planet Maldives ("we", "us"). The villas presented on this website are developed and managed by our partner, Islanders Group. Contact: invest@planet-maldives.com.
2. Information only, not an offer
The content of this website is general information about a real estate project. It is not an offer to sell, a solicitation of an offer to buy, an offer of securities or any other financial product, or investment, legal, tax or financial advice. Any investment is made solely on the basis of the signed transaction documents. Before investing, you should read those documents in full and take independent legal, tax and financial advice.
3. Projections are not guarantees
Income, yield, occupancy, nightly rate, payback and other financial figures on this website are projections. They are based on assumptions, including the base case of 62% occupancy at USD 400 per night, and on historical tourism data. They are not guaranteed. Actual results may be higher or lower and depend on market conditions, management performance, costs, taxes and other factors outside our control. Past performance does not indicate future results.
4. Nature of the investment
- The investment is a 35-year registered leasehold of a managed tourism villa. It is not a freehold purchase of land in the Maldives.
- The binding terms, including payment, escrow, handover, income distribution, owner nights and transfer rights, are set out only in the transaction documents. If anything on this website differs from those documents, the documents prevail.
- Villas are allocated in order of reservation and remain subject to availability and to acceptance of your application.
5. Images and specifications
Photographs, renderings, plans and specifications illustrate the proposed design. They may show features that are not yet built and may change as the development progresses. The approved plans and final specifications in the transaction documents apply.
6. Accuracy of information
We take care to keep the information on this website accurate and up to date, but we do not warrant that it is complete, accurate or current at all times. Market data is quoted from the sources named on the website.
7. Intellectual property
The Planet Maldives name and logo, the texts, images, renderings and design of this website belong to us or our partners. You may view and print pages for your personal evaluation of the project. Any other use, copying or publication requires our prior written consent.
8. Use of the website
You agree not to misuse the website, including by attempting to gain unauthorised access, disrupting its operation, sending automated or false enquiries, or using it for any unlawful purpose.
9. Liability
To the extent permitted by law, we are not liable for any loss arising from your use of, or reliance on, this website or its content, including any decision to invest. Nothing in these terms excludes or limits liability that cannot be excluded or limited under applicable law.

11. Governing law
These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have jurisdiction. If you are a consumer, this does not take away the protection of mandatory laws of the country where you live.
